Did You Know That a Standard Homeowner’s Policy Does Not Cover Flood Losses?

Property owners need to consult their local insurance agent or broker for details and qualification requirements, coverages, and cost. Don’t wait - there is a 30-day waiting period from date of purchase before coverage is effective.

Properties located within the corporate limits of the Town that are in a SFHA and have federally supported mortgages are required to be protected with flood insurance. Just because your property is not located within a designated SFHA does not mean that you are free of risk. More than 20% of all flood claims are for properties mapped outside of SFHA areas (FEMA). Owners located outside the SFHA and without federally backed mortgages are encouraged to still obtain insurance coverage.

Properties in the Town receive a 20% discount on flood insurance because of the Town’s participation in the Community Rating System (CRS).

CRS is a sister program to NFIP and works to reduce flood losses, facilitate accurate insurance rating, and promote awareness of flood insurance. Through the Town’s participation in the NFIP, federally backed flood insurance is made available to property owners.
